A survey that we also offer is our own HouseCheck Essentials™ inspection and report. This is intended for those prospective purchasers that simply want reassurance prior to purchase that there are no significant defects at the property that would require extensive works to rectify at considerable cost.
The inspection is at the same level of scrutiny as a Level 2 survey, but includes less elements - focusing on the structural integrity of the major elements only.

The elements covered within this survey include:

The roof (or roofs if there are both pitched and flat roofs)
– both external coverings and internal structure are inspected

Chimneys

External and Internal Walls

Floors
-
Windows and doors
-
Drainage
During the inspection we are looking for any indication of subsidence, movement / failure related cracking in walls, corrosion, damp presence (rising or through ingress), timber rot / decay (wet rot / dry rot), infestation (beetles / woodworm, condition and longevity of the roof.
The report excludes inspection of outbuildings, drives and paths, boundary walls, kitchens and bathrooms, internal doors and stairs, and services (heating, hot water, gas and electrical installations)

Ideal if you just want confirmation that there are no major underlying defects (and may be considering some internal improvement anyway)

The report is provided the day after the inspection. It is a more succinct report than the RICS Level 2 & 3 surveys at around 35 pages and 70+ annotated photographs, including a single-page ‘Surveyor’s Opinion’ summary.
